What does a payment plan actually commit you to?

    Search the project number and its status in the official registry.

  • The project account is verified

    Confirm it belongs to the project, not the developer.

  • The completion date is checked

    Use the date on the official record, not the sales brochure.

Who pays the commission on a property purchase?

The developer. On a new property bought directly from the developer, the commission is paid by the developer. On a resale property it is paid by the buyer.

Can a non-resident get a mortgage on an off-plan unit?

Yes. Non-residents can apply for both off-plan and secondary properties. For an off-plan unit the application is assessed against the payment stage the developer has defined, such as the amount due at handover.

Can an off-plan unit be resold before handover?

There is no mandatory holding period in Dubai, and owners are free to sell whenever they choose. Reselling before handover is still subject to market conditions and the developer’s own terms, so check those for the specific project before you reserve.

Do I need a lawyer to buy off-plan in Dubai?

No, hiring a lawyer is not mandatory. Sale agreements and procedures are highly regulated and approved by official authorities. Anyone who wants an independent legal review can still appoint one.

Can I buy off-plan without visiting Dubai?

Yes. Off-plan purchases are commonly completed remotely, using digital documentation and a power of attorney where needed. The reservation, the contract and the payments can all be handled without a trip to Dubai.

Who registers an off-plan sale, and what does the registration prove?

The developer files it, not the buyer. Dubai Land Department publishes a one-business-day turnaround for the initial-sale registration and issues an electronic certificate (verified 6 September 2026). Under Law No. 13 of 2008, a disposition of an off-plan unit is void unless it is entered in the Interim Property Register.
