Questions about this calculator
Do these calculators use live Dubai Land Department rates?
No. You enter the fee or rate shown by the current official source or transaction document. This prevents a stale site default from looking authoritative.
Can I use the result as a mortgage or investment quotation?
No. The result is a scenario estimate based only on your inputs. Confirm financing, fees, payment dates, service charges and legal obligations with the relevant provider or authority.
Are my property figures stored?
No. The calculators run in your browser. The site records only an anonymous completion event for the rental-yield tool, without sending the full set of inputs.
How much does DLD charge to register a sale?
Dubai Land Department's registration fee for a standard resale is 4% of the sale value — 2% from the seller and 2% from the buyer — plus a trustee centre fee of AED 4,000 plus VAT at a sale value of AED 500,000 and above, or AED 2,000 plus VAT below that. This is separate from the transfer, agency and mortgage figures you enter above.
Do the calculators include Dubai property service charges?
The service-charge estimator asks for your own rate and area because Dubai Land Department approves service charges per project, use and year through its Service Charge Index — there is no single market-wide figure a calculator could hard-code.
Which calculator should I use first when budgeting a purchase?
Start with the buying-cost calculator for the full purchase-side cost stack, then use the mortgage or net-rental-yield calculator depending on whether you're financing or renting out.
