Buying without flying: how does it actually work?

Whichever route the Land Department runs, the registration output is an electronic title deed.

The Dubai Land Department runs more than one route, and not every route is open to an overseas buyer.

What does a remote purchase actually look like?

  1. Choose the unit

    Live video tour, floor plans and project documents, sent to you.

  2. Reserve it

    A reservation form and first payment fix the unit and the price.

  3. Sign the contract

    Electronic signature or an authorised representative.

  4. Pay to the plan

    Bank transfer to an account verified in advance, on the contract schedule.

  5. Register and take handover

    The title deed is issued electronically and handover is coordinated for you.

Which route is open to your deal?

Digital Sale
Both parties sign electronically through UAE Pass. Open only to deals that meet every published phase-one condition.
Power of attorney
An authorised representative signs and files for you. A POA issued abroad is attested in the issuing country, then before the UAE authorities.
Trustee office registration
The parties or their representatives file for registration; the deed and receipts are issued electronically.
Best for
An overseas buyer with no Emirates ID: the power-of-attorney or trustee route, confirmed before any document is prepared.

Can you buy property in Dubai without visiting?

Yes. Many transactions are completed remotely using digital documentation and power of attorney. The exact route depends on the property, the parties and the payment, and we confirm it before you sign.

What documents do you need to start?

A valid passport and basic personal details. The Land Department’s sale registration service accepts a valid passport from a non-resident foreign buyer. The rest is collected with you in stages, after the unit is reserved.

Do you need to be a Dubai resident to buy?

No. Non-residents can buy in Dubai’s designated freehold areas. There is no residency requirement to buy, own or sell.

Do you need a lawyer?

No. The market is regulated and sale agreements and procedures are approved by the official authorities. A lawyer is a personal choice, and we tell you when it is worth involving one.

Who pays the agency commission?

On a new property bought from the developer, the developer pays. On a resale property, the buyer pays.

Is a power of attorney signed abroad accepted automatically?

No. The Land Department states that a POA issued outside the UAE must be attested in the issuing country and then before the relevant UAE authorities. The chain varies by country and document type.
