Buyer comparing Dubai project records with escrow and reservation documents

How to Verify a Dubai Developer, Project and Escrow

Verify three separate records before reserving a Dubai off-plan property: the developer, the project status and the escrow account.

Which official records should be checked?

Treat the purchase as three linked searches. The licensed-developer record answers whether the named legal entity appears in DLD’s service. The project-status enquiry answers whether the exact project is registered and reports its current details. The escrow information connects payments to that project.

A project escrow account is a controlled bank account tied to one registered development, into which off-plan buyer and financier payments are deposited and from which funds are released only for that project’s purposes. Verifying it therefore means matching the bank beneficiary on the payment instruction to the account shown on the official project record.

Start from the Dubai developer directory, then verify every factual field in the linked official source rather than treating a profile as a registry.

How should the project and contract be reconciled?

Write down the exact developer entity, project number, unit identifier, plot details, escrow information and expected completion shown by the current record. Compare each item with the reservation form and sale agreement. Similar names are not a match.

DLD’s investor-rights guidance tells an off-plan buyer to confirm project registration, escrow details, the expected completion date, developer registration and the underlying development rights or approvals. The off-plan buyer hub places these checks before reservation and contract review.

How should payment instructions be verified?

DLD explains that buyer and financier payments for an off-plan project are deposited in that project’s escrow account and used only for the project’s purposes. Confirm the beneficiary and account through an independent official or verified channel. Do not rely only on an email, messaging-app instruction or copied bank letter.

If details change, pause and re-verify through contact information obtained independently. A request to pay a different company, individual or unrelated account is a mismatch that needs resolution, not an administrative shortcut.

The off-plan versus ready comparison explains why this execution evidence matters more for property that cannot yet be physically inspected.

What evidence should the buyer retain?

Save the search date, URL or service name, project result, developer result, contract version, reservation form, payment instruction and receipts. Record who confirmed any discrepancy and through which independently obtained contact channel.

Evidence does not guarantee delivery, but it makes the decision reproducible and helps advisers identify changes. Repeat the core searches immediately before any material payment because a result obtained weeks earlier may no longer describe the current state.

Limitations of this verification process

An official listing confirms only what the service reports at the time searched. It is not a guarantee of construction, completion date, quality, return, contract enforceability or recovery if a dispute occurs. This checklist does not interpret the sale agreement or establish that a bank instruction is authentic.

Use current DLD results, verify bank details independently, and ask appropriately qualified legal and technical advisers to review the specific transaction. Any mismatch stays open until documentary evidence explains it.

Frequently asked questions

Where can a buyer check a Dubai real estate project?

DLD provides a Real Estate Project Status Enquiry searchable by project name or number. The result can include status, completion, developer and escrow information for the selected project.

Does a licensed developer make every project safe?

No. Licensing is one check. The buyer must also verify the exact project, its current status, escrow details, contract, unit registration and payment instructions.

Where should off-plan buyer payments be sent?

DLD states that off-plan buyer and financier payments are deposited into the project escrow account. The account details must be matched independently to the official project record.

Is a screenshot of a project search enough?

No. Keep it as dated evidence, but repeat the official search close to payment and reconcile it with the current contract and bank instructions because records can change.
