Estimate

Ready for your figures

Enter your own values and calculate. No field is prefilled with a live statutory, lender, developer, or market rate.

How the estimate is calculated

  1. Percentage fees equal the relevant base amount multiplied by the rate you enter.
  2. Costs above price equal percentage fees plus every fixed AED cost entered.
  3. Estimated cash required equals purchase price minus mortgage amount, plus all buying costs.

Assumptions

  • The mortgage amount is applied against the purchase price only.
  • Every fixed input is a one-off acquisition cost and is entered in AED.
  • Blank optional fields are treated as zero.

Limitations

  • The calculator does not provide or verify current DLD, trustee, broker, lender, tax or legal fees.
  • It excludes mortgage interest after completion and any ownership or furnishing cost not entered.
  • Allocation of fees between buyer and seller depends on the agreement and transaction.

Questions about this calculator

Does the calculator contain the current DLD transfer fee?

No. Enter the rate confirmed for your transaction using current official guidance. The tool deliberately avoids a statutory default that may later become stale.

Does estimated cash required include future mortgage interest?

No. It subtracts the mortgage principal from the purchase price and adds the acquisition costs entered. Use the mortgage tool to model monthly principal and interest payments.
