How ProEstate takes a buyer from the first call to the keys.

ProEstate is a Dubai property advisory, founded by Vlad Galkin, advising international buyers in English, Russian, Hebrew and Arabic.

The steps stay the same whether the purchase is off-plan or ready, and whether the buyer is in Dubai or abroad.

  1. Brief

    The consultant records budget, purpose — residence, income or resale — target areas and timeline before any listing is shared.

  2. Shortlist and checks

    Off-plan and ready options are matched to the brief, and checked against project registration, developer record or title status before they are presented.

  3. Viewing and reservation

    The buyer views the unit in person or remotely, then places a reservation with the developer or seller once the terms are confirmed.

  4. Agreement and registration

    The consultant coordinates the sale agreement, payment schedule and registration with the Dubai Land Department through to completion.

  5. Handover and after

    At handover, the consultant coordinates the walkthrough and snagging list, then stays the buyer’s point of contact for questions that follow.

Property advisory is a defined service, and some parts of a purchase sit outside it by design.

  • Property sourcing

    Off-plan and ready listings are shortlisted against the buyer’s brief, rather than offered from a single developer’s inventory.

  • Transaction coordination

    Viewings, reservation paperwork, the sale agreement and registration are coordinated with the seller or developer and the relevant Dubai authority — legal, tax and mortgage decisions go to independent, licensed specialists.

  • Handover coordination

    The consultant coordinates the handover walkthrough and the snagging list with the developer or seller on the buyer’s behalf.

Who founded ProEstate?

ProEstate was founded by Vlad Galkin, who leads the advisory and continues to work directly with English-, Russian- and Hebrew-speaking clients alongside the consultant team.

Does ProEstate provide legal, tax or mortgage advice?

ProEstate advises on and coordinates the property purchase itself — legal, tax and mortgage questions go to independent, licensed professionals.

Does ProEstate advise on both off-plan and ready properties?

Yes. The advisory covers off-plan purchases from developers and ready, already-built properties, matched to the buyer’s brief rather than to a single inventory.

Which languages can I work in with ProEstate?

The consultant team works in English, Russian, Hebrew and Arabic. Each buyer is matched to a consultant who speaks their language for the length of the purchase.

Who pays ProEstate’s commission?

On a new property bought directly from the developer, the developer pays the commission. On a resale from a private seller, the buyer pays it.

What do I need to start a purchase?

A valid passport and basic personal details are enough to begin in most cases. Anything further is requested later by the developer or the registration authority, at the stage it is actually needed.

Does the ProEstate team invest in Dubai property itself?

Yes. The team buys in the same Dubai market it advises on, which is where the practical side of the advice comes from.

Do I have to manage the property myself after handover?

No. Owners are not required to manage a Dubai property themselves, and ProEstate runs the day-to-day management for owners who want it. The scope and the fees are agreed in writing before anything starts.
