When does the escrow account matter to a buyer?
At one moment above all: when a payment instruction is put in front of them. The account named on that instruction either is the escrow account of the project being bought or it is not, and that comparison is the check. The existence of an escrow framework says nothing about where a particular transfer is going.
An accredited escrow agent is the bank accredited by DLD to hold a project’s escrow account under the applicable law. The account is held for the named project, which is why the project on a payment instruction is compared with the project in the signed contract rather than with the developer’s name.

Where does the account sit in an off-plan purchase?
The account appears in an off-plan project’s registration and payment process, and should correspond to the exact project for which the purchaser is making a payment. It sits beside the registration entry for the unit, described in the Oqood definition, and the payment terms the contract sets.
Project status enquiry is the DLD service that returns current information for a named off-plan project, including the developer and escrow information published for it. It describes the project as recorded on the day of the search, which is the only version a buyer should pay against. The Dubai off-plan hub places that search in the wider sequence.

How should a buyer verify escrow details before paying?
Search the exact project in DLD’s Project Status Enquiry, compare the developer and escrow information displayed with the contract and the payment instruction, and confirm any change independently through an official channel. A message, forwarded letter or revised invoice is not confirmation of a new account.
Keep the search date, the identifiers entered, the result and the instruction acted on together with the contract version they belong to. Resolve any mismatch before sending money rather than afterwards; the full project verification process sets out the surrounding checks. This check has one limit: it confirms the destination of a payment, not the outcome of the project. What a payment is owed for, and when, is a contract question rather than an escrow question: the SPA definition covers the terms that define the obligation a transfer is discharging.
