Dubai Land Department's transaction data covers more than sales alone, and every published view has to name the exact registered procedure behind its number before that number means anything.

Which fields define a transaction view?

A transaction view is only as reliable as the fields it keeps distinct. Three matter most: the procedure type, the date basis and the property fields attached to each record.

Sales, mortgages, gifts, inheritance and other registered procedures should stay separate unless a view explicitly combines them and says so. A period should state whether it is built on the source transaction date, the registration date, or another documented field, because the three do not always agree. Available area, usage, property type, registration type and freehold fields should be used as recorded, without inferring a classification the record does not contain.

What do "transaction", "volume" and "value" mean in this dataset?

A percentage change in transaction value can move independently of transaction volume in the same period — Dubai Land Department's own Q1 2026 release recorded a 31 per cent increase in value against a 6 per cent increase in volume, which is why the two figures are always reported separately rather than folded into one growth number.

How is this data sourced, verified and limited?

This page is one of four datasets indexed on the Dubai property market-data hub. The Dubai Pulse transactions dataset is published by Dubai Land Department and documents a daily update cadence, covering sale, mortgage, inheritance, merge, separation and other real-estate transaction procedures.

The method: load the official record with its source categories unchanged; validate date parsing, required identifiers and amount fields before any aggregation; filter by named transaction types and publish the exact included values; and keep record count and transaction value separate while labelling the date basis used.

The limits: the transaction universe includes procedures that are not sales, so an unfiltered total is not a sales figure; registration timing can move a transaction between reporting periods; and a record total does not measure current listing supply or buyer enquiries. Frequently asked questions

Does a transaction total mean the same thing as a sales total?

No. The official transaction universe can include sales, mortgages, gifts, inheritance and other procedures. A sales total must filter to the relevant sale records and state that definition.

Does an off-plan Oqood provisional registration count here the same as a completed title transfer?

No. A provisional registration under Oqood records the initial off-plan sale entry in the interim register, while a completed title transfer is recorded separately in the property register. The registration-type field on a given view states which of the two it represents.

What is the difference between transaction volume and transaction value?

Volume is the count of records that meet a view's stated type, date and quality filters. Value is the sum of the source amount field for those included records. The two can move at different rates in the same period, which is why a percentage change in value alone is not a price statement.
