Dubai Service Charges: The Official Index and Method

Dubai's approved service charge is looked up by project, usage and year through Dubai Land Department's own index, never taken from a community-wide average.

Which details are needed for a service-charge check?

A city or community average is not a substitute for the official record of one specific project, usage and year. The official index needs three inputs: the project's official identity rather than a marketing nickname or a nearby building, the relevant usage — residential, office, retail or another option the index offers — and the budget year the source displays, which must be kept attached to any result quoted from it.

How should the result enter a buying decision?

ComponentHow it fits into ownership cost
Source resultKeep the project, usage, year, result and access date from the official service together.
Area basisConfirm which unit area or certificate basis applies before deriving an annual total.
Other costsDo not merge the service charge with arrears, in-unit repairs, management fees, insurance or utilities.

An approved service charge is one line in a buyer's ownership-cost model, not the whole model.

How is this data sourced, verified and limited?

This page is one of four datasets indexed on the Dubai property market-data hub. The Dubai Land Department Service Charge Index supports lookup by title-deed details or by project, usage and year, and states outright that its result does not include arrears.

The method: resolve the official project or certificate identity before requesting any result; select the usage and year exactly as the official service presents them; keep the result, the inputs and the access date together rather than copying the rate alone; and keep arrears and other ownership costs outside the approved service-charge figure.

The limits: a rate from a different project or year is not a current result for this property; the official result does not include arrears; and one rate alone does not determine a buyer's total annual ownership cost. This figure sits alongside registered rent data and the transaction record as part of the fuller cost picture covered in why invest in Dubai property.

Frequently asked questions

Can one community-wide service-charge estimate be used for every building?

No. The official service asks for the project, usage and year, and those inputs can produce different results. The specific property should be checked against the official index.

Does the official service-charge result include arrears?

No. The Dubai Land Department Service Charge Index states that the displayed service charge does not include arrears. Arrears and other property-specific liabilities must be checked separately.

Can a service charge from last year be used for this year's budget?

No. The budget year is part of the official result and has to stay attached to it when quoted. A rate from a different year is not a current figure for the same unit.

Can I look up the official service charge using my title deed instead of the project name?

Yes — Dubai Land Department's Service Charge Index supports lookup either by title-deed details or by project, usage and year, and either route returns the same official result, which explicitly excludes arrears.

Does the official result show a rate per unit area, or one lump annual figure?

The index publishes its result against whichever unit-area or certificate basis the lookup used, so a buyer has to confirm which basis produced the figure before deriving an annual total.
