Where does Ejari appear in a property decision?
Ejari can appear when a tenancy is registered, renewed or checked during property operations and due diligence. Match the landlord, tenant, property identifiers, contract dates and certificate number to the same documents used in the decision.

What does Ejari not prove?
Registration does not prove every clause is suitable, all payments were made, the unit is occupied as described, the property is defect-free or no later change occurred. Each of those questions needs its own evidence.
A tenancy renewal is a further contract period agreed between landlord and tenant, registered separately from the period that preceded it. A certificate issued for an earlier period therefore does not describe the renewed contract, and each period needs its own current check.
