What is the Dubai Rental Index?
An index result is only as portable as the query that produced it. Because the service answers the exact property and contract details submitted to it, a figure quoted without those details and the date it was run cannot be reproduced or checked by anyone else.
An index input set is the complete list of property and contract details a user selects before running the query, together with the date it was run. Reproducing an index result requires that input set, because a different selection returns a different output.
The Ejari definition distinguishes the tenancy record from the index query.
Where does the Rental Index appear in a decision?
It can be used when reviewing a tenancy, testing a rent assumption or documenting an operating scenario. Record whether the query used contract identifiers or manually selected property details and retain the exact output.
Use Dubai rental market-data methodology to keep registered rent, index output and advertised asking rent separate.
Registered rent is the rent recorded when a tenancy contract is entered into the official registration system. It describes what one specific contract stated at a specific time and is not the same as an advertised asking rent or an index output.
Advertised asking rent is the figure a landlord or agent publishes while marketing a property. It records what was requested rather than what was agreed, so it cannot be substituted for a registered contract rent or for an official index result.
What does the Rental Index not prove?
The result does not prove a property’s condition, achieved future rent, tenant demand, vacancy, contract enforceability or investment return. It does not authorize a change without checking the contract and current process.
The vacancy definition keeps a chosen operating assumption separate from an official index result.

How should the Rental Index be verified?
Open the live DLD service, enter the exact required details and save the input set, access date and full result. If an identifier or contract fact differs, rerun the query rather than adjusting the output informally.
Use the net rental yield calculator only after entering your own verified rent and cost inputs.
Limitations of this definition
No live index figure, rental level or rent change is assumed in this definition, which also does not interpret tenancy law or predict a future transaction. The current DLD service remains the verification source.

Frequently asked questions
What does the Dubai Rental Index return?
It returns rental information for the input set submitted to the current DLD service. The selected property details, contract details and query date define the result.
Is the Rental Index a valuation of a specific property?
No. The service output is not a full valuation, achieved-rent forecast or assessment of a unit’s physical and commercial features.
Which evidence should be saved with an index result?
Save the service URL, access date, every selected property and contract input and the complete output so another reviewer can reproduce the check.
Can a previous result be reused as a current market default?
No. A prior query can become stale or concern different inputs. Run the live service and disclose the exact result used in the decision.
